Energy Performance Certificate (EPC)

As an accredited Level 4 Non Domestic Energy Assessor I can produce EPCs on commercial and industrial buildings.

An EPC rates the building on a scale in the familiar green to red scale format indicating energy efficiency in terms of CO2 emission.

EPCs are required when constructing, selling or letting buildings. They enable prospective buyers or lettees to ascertain the building’s potential energy performance, by virtue of the design of its fabric and services. Buyers can hence make informed decisions over alternative buildings. The government hopes to see this produce a market pressure towards better energy performance in building design and construction.

Apart from its formal use an EPC survey and analysis is a very good way of determining which features in a proposed new building or improvements to an existing are likely to create the best rating. It can be useful obtaining an EPC assessment even if not selling your existing building as it may reveal improvements that will not only save you money whilst occupying the building but may also enhance its value when you do come to sell.

Display Energy Certificate (DEC)

Unlike an EPC, that identifies a building's potential energy performance, the DEC identifies the actual energy performance being achieved by the occupier. In other words it can identify good energy saving practice or reveal bad.

A DEC rates the building on a scale in the familiar green to red scale format indicating energy consumption against a benchmark in terms of CO2 emission.

DECs are mandatory for many public buildings such as libraries, leisure centres and schools above 1000m2 and should be renewed annually. Have a look in your library next time you visit, there should be a current DEC on display.
There is pressure to reduce the threshold to 500m2 thus bringing many more buildings into scope. Some carbon reduction campaigners are also pressing for it to be extended beyond public buildings to all in the commercial and industrial sector.
In any case it is a very good benchmarking tool for the private sector and they may have voluntary DECs performed which don't have to be registered.
